brandon, during this Pilot scene, she was too far away for her to see in his eyes, he was a Grimm. Even after she attempted to kill off his aunt, she was surprised to find out he was a Grimm. That is when she realized he was a Grimm, not when she 1st saw him smiling at her.
As for Renard awareness of his aunt being in town, this did not occur yet. Maybe she drove up to the house during that day, while he was on duty but he only found out his aunt was visiting him when he got home. At this point, Renard had no idea yet, she was in town.
