Adalind was the first wesen Nick saw woge, at the beginning of the pilot episode. Nick, in turn, was the first grimm Adalind had ever seen. Adalind was Renard's minion at the time, and it's reasonable to presume that spotting a grimm in Portland is a significant event that she would have reported to him. That evening, Nick shoots an attacker who tried to kill him and his aunt, the apparently infamous grimm Marie Kessler, and it isn't much of a leap to conclude that the new grimm in town is Nick.
If the Kessler sisters were both known grimms, Renard could have been aware for some time that Nick was potentially a future grimm and could have been waiting for his powers to emerge. Which would actually make a lot more sense than Nick just coincidentally working under Renard.
