If Nick had no soul, I doubt he'd be capable of loving or caring for anyone. He's very flawed in his love but he's very capable. So I will go with Monroe's explanation about Grimm eyes. They have a gift of sight, even when he lost his Grimm sight, the doctor noted his unique eyes seeing "more".
That's the only thing Monroe said about what wesen see when they look into Nick's eyes. I believe the statement you're referring to is Monroe stating what Grimms see. Can Monroe really make the statement about what Nick "sees"? I don't think so.
In any case, I don't think Monroe can even make the statement about what wesen see when they look into the eyes of a Grimm. He can only tell Nick what *he* sees. I suspect the experience is different depending on the wesen. One thing is consistent. They appear to have a reaction to Grimms when woged and in my opinion, it's more than simply seeing themselves. It's something about Nick that frightens them.
For me, I rather like the idea of Nick not having a soul, and not having a soul can explain why he does what he does. Grimm is, after all a fantasy. Lots of unexplained things happening. A man that sees things others don't see, but doesn't have a soul? Actually, in my opinion, he fits right in.
I don't agree with your view even when taking into account the history behind the original Grimms, I don't see how they can be seen as soul-less. I think difference between humans and animals is the fact that we have souls, we have the ability to reason and have morals which animals don't, whose brains haven't evolved to our level. I don't see how Nick can be without a soul when he's shown mercy to plenty of wesen in five seasons as opposed to someone like his mother and maybe even his aunt and Trubel.
I imagine being without a soul means something akin to being an empty shell, with nothing occupying the space, good or bad. And just because they see darkness in his eyes doesn't mean there's nothing there, just as a room can be filled to the ceiling with stuff but if there's no light shining to illuminate the room and contents that doesn't mean it's empty.
You are probably right about different wesen likely seeing something different things in his eyes but since 9/10 have reacted the same, with fear, I'd wager and say they see the exact thing, whatever that is and not a soul-less man, which doesn't sound like something that would frighten people to the point they believe they are about to die.
In “The Rat King”, you see the woged nurse and later woged doctor in the black eyes (no white) of Trubel when she is at the hospital. They were testing to see if she was a Grimm.
