Adalind could have told Renard about seeing a Grimm on the street that day. But would she have known that it was Nick Burkhardt watching her? Would she have known he was a cop and working for Renard? I don't think so. I believe Renard found out when Marie was taken to the hospital and all of the police were there. Adalind would have guessed it was Nick when she went to inject Marie. Otherwise, I think Renard would have sent someone after Marie in Minnesota before she ever came to see Nick.
Marie was known as a grimm (Monroe had heard of her and Renard had to be at least as knowledgeable, seeing as how he had his fingers in the Portland wesen criminal world). So if Adalind told Renard she had seen a grimm in Portland and only a few hours later he got a report that one of his officers had shot someone who attacked both him and his aunt, who was a known grimm, I'd say it was a no-brainer to conclude that Nick was the grimm Adalind saw.
It could be as you say. But there is nothing suggesting that Renard somehow knew Nick was going to become a Grimm for any length of time. That's what I'm saying. I don't think Renard knew he had a Grimm working for him until that day. Adalind wouldn't even be needed to tell him she saw Nick, nor would Renard have to wait for a report to cross his desk hours later. Nick reported to him. Nick's aunt was attacked. All it would have taken was a phone call to Renard. It wouldn't take an Einstein for Renard to figure Nick must then be a Grimm if he killed a reaper.
If Renard had known this for a while, I can't see him waiting around until Marie shows up to visit Nick, especially if he doesn't want Marie corrupting Nick in any way. He would have had her hunted down and killed before she could ever get to Nick. As it was, she'd already gotten to Nick so Renard could not have known about her.
Monroe knew of Marie because he had a family member that was killed by her. You are right, Renard didn't know about that either. It would seem that if he was aware of Marie, he would also be aware of her victims.
