His phone was dislodged from his pocket when Nick was tackled. Juliette then believes Nick that it was an accident. Ariel appears and sprays the fluid on a window in Nick's house and draws a broken heart. Later that night, Ariel visits her father and tells him she's found someone that will make him better.

IMO, she knew Nick truly loved her and used him to get free rent. In the end she used his love to make killing him more painful. Her false accusations of infidelity were likely part of her tools to hurt Nick.

I thought Juliette had money of her own? Wasn't she already living independently and working when she met Nick?

YES, she did, as posted on the first post of this thread. S3, E5, El Cucuy. As Juliette checks Nicks emails for his medical test results, she reads an email from his mom signed off as “Love M”. She was very suspicious.
