I know you like the idea of a squeaky clean Nick being a cop and at the same time being able to have fun as a Grimm things on the side. That's fine. But if, as Face In the Crowd stated, Renard took Nick in hand and guided him because Nick is a Grimm, why would he do that? So that he could pat himself on the back and comment at what an even better cop Nick was? Or do you see him helping Nick because all of the sudden Renard realized having Adalind get rid of Marie was the wrong thing to do? That wouldn't be the case because Renard isn't magnanious. Renard saw the potential in being able to use a Grimm to his advantage. He believed having a Grimm gave him an edge. I would say he's right on the money there.
And speaking of money, there is also the question of how Nick's finances. I know this is television, but Nick was shown to buy, not rent, a remodeled warehouse. He bought a large piece of land to house his trailer. He went from basically supporting himself to taking on Adalind, baby Kelly, and at times, Diana, Trubel, and as you commented on, Eve lived with them. Nick didn't do all of that on a detective's salary. However, if Renard was that involved in the criminal underworld, then he's happy with having a Grimm on his team, I could see him rewarding Nick accordingly. If Renard had enemies out there that Nick dispatched while doing his police duties, everyone wins.
I don't think Renard was getting money from the royals or even his mother, at least not enough to buy himself the cool house he had after moving out of the mansion. But he could afford a cool house if he's got his fingers in pies that involve criminal dealings. We know he was smart. We know he was corrupt. We know he's a killer. We know he wanted Nick on his team because Nick was a Grimm.
